Benham and Reeves' research reveals that living around one of London's royal parks commands a premium in housing prices, with average property costs 85% higher than the surrounding region. For example, a property near Kensington Gardens averages £4.6 million, which is nearly three times the average cost in Kensington and Chelsea. Greenwich Park is the most affordable Royal Park at £544,450, and properties around these parks generally have higher rental yields than London as a whole.
